Notable Sales

224 Canyon Ave Unit 624

Fort Collins CO

$2,475,000

The penthouse at Cortina offers the pinnacle of luxury in Old Town Fort Collins. Encased in steel-frame construction and concrete, and featuring sound-proof windows from Poland, Spanish-Style roof, and over 1,000 sq ft of balcony space looking out at Long’s Peak, it is no wonder the developer chose to occupy this unit upon completing this masterpiece in 2006. This was the first market sale of this unit, and I sold this unit to a private buyer after being contacted directly by the developer. At nearly $1,000 per square foot, this is the highest sale price in Northern Colorado on a price per sq. ft. basis.

223 Jefferson St

Fort Collins CO

$2,200,000

As the longtime residence of Kim Jordan, founder of New Belgium, this Old Town residence provides all the luxury and character one might expect. From the 12-ft. ceiling and original/ refurbished hardwood floors from 1898 to the custom skylights and steam shower, this home offers an experience like no other. I located a buyer in my STR network, and this property now serves as the most successful STR property in the Old Town market.

1020 Garfield Street

Fort Collins CO

$1,950,000

This 6-unit Short-Term Rental property near UC Health and Old Town was a successful 4-year long passion project of mine. The vision of this renovation was to provide affordable, pet friendly units with outdoor gathering spaces and private clothes washers and dryers, appealing to those who may be visiting a loved one at the hospital and may be staying more than just a few nights. This sale is a great example of how keeping accurate and detailed financials can help maximize the sale price by providing clarity and certainty to buyer prospects.

627 Maple St

Fort Collins CO

$1,600,000

Fort Collins resident Katy Dearborn had a clear vision when embarking on the complete rebuild of this home in 2019: Create a luxury home with a family friendly layout. With four spacious bedrooms upstairs and incredible craftsmanship throughout, this mission was a success, and I was honored to list and sell this amazing home.

5558 N. Hwy 1

Fort Collins, CO

$1,500,000

We decided on an unconventional strategy for the sale of this special property. After coming to the market later in the lake season than anticipated, we launched a series of events and social media videos the drove thousands of views and many showings from all over the state and beyond. Although we have several interested parties, there was not a buyer with a sense of urgency. So, after just three weeks we took the listing off the market and initiated a drip campaign to stay in touch with the large group of prospects who had viewed the property. We obtained a full-price cash offer just a few months later.

902 Watercourse Way

Fort Collins, CO

$1,378,000

The lesson with this listing is to take a close look at current inventory when pricing your listing, not just the historical sales. We priced this home much higher than the only recent comparable sale sold at for two reasons: 1) There was currently not any competition that could match the features of this property. 2) Since this home was relatively new construction built in 2019, I factored in that the cost of new construction (including the cost to renovate) has skyrocketed over the past several years. We paired this pricing strategy with a robust social media campaign to get this listing in front of a very targeted group of buyer demographics. We sold at $50,000+ over the list price.

1029 Valley View Rd.

Fort, Collins, CO

$1,315,000

We love selling special properties, and it was truly an honor to list and sell 1020 Valley View Road. One thing we approach differently is the preparation phase. We coordinated contractors to freshen up the landscaping, paint several areas, and make repairs to ensure the home was move-in ready. Then we timed staging, photos, and video to align with the blooming of the mature landscaping. We used AI and RealForce to target buyers nationwide, ultimately attracting a cash buyer from Washington D.C.

227 West St

Fort Collins CO

$1,310,000

My clients Tim and Lizzie are entrepreneurs with a knack for figuring things out. After selling them a small home at this address in 2018, they completely transformed that property into an energy-efficient masterpiece with an Accessory Dwelling Unit / STR property. I sold this property to an out-of-state buyer from Oregon.

1817 Cottonwood Point Dr

Fort Collins CO

$1,300,000

With lake and mountain views out back and the Fort Collins Country Club out front, there are few properties that rival this location. Utilizing my knowledge of the lake and Country Club, I curated a marketing package to communicate the resort living experience and friendly neighborhood atmosphere. This property sold to a buyer from Arizona.

511 Nesting Eagles Way

Berthoud CO

$1,200,000

Providing one of the most impressive views of Longs Peak in Northern Colorado, this newly constructed property was the dream purchase for my buyers from New York. The couple recently retired from their positions at Cornell University and are enjoying the Colorado lifestyle!

1825 Cabestro Ave.

Berthoud CO

$1,200,000

Nestled in nature on 2+-acres, and zoned to allow farm animals, this property fulfilled the small farm dream of the buyers while also offering a luxury living experience that was above and beyond anything they imagined.

2830 Skimmerhorn Dr

Fort Collins CO

$1,120,000

Overlooking the dense trees at Spring Canyon Park, and only a few minutes away from Horsetooth Reservoir, this listing solicited eight offers in a challenging market, and we ultimately selected an offer that was $100K+ over the list price.
